What to Check When Touring a Rural Property

A house can be right for you while the property around it raises questions. Bring a notebook and leave time to look beyond the front porch.

Try the everyday routine

Check the drive, parking and access to the places you regularly visit. Ask who maintains the road and verify internet service for the address rather than relying on a nearby coverage map.

Understand the land

A fence is not a substitute for a survey. Ask what boundary information is available, how access is documented and whether any easements or restrictions affect your plans. Walk the property with permission and make notes about drainage and areas that need attention.

Ask about the systems

Find out whether the property uses public water or a well, and public sewer or a septic system. Ask for available records and discuss suitable inspections with qualified professionals. Confirm electric service and any other utilities you will need.

Check what your plans require

If you want a workshop, garden, livestock or a future building, verify that use before you commit. Ask about applicable restrictions and contact the relevant authorities or association. A listing description is a starting point for questions, not a substitute for confirmation.
